The screening is the diagnosis. This is the prescription.

Every FEREST report is reviewed against public records by software. When a deal survives screening, the engineer behind FEREST — Fernando L. Estevan, P.E., CFM, a Texas licensed Professional Engineer who builds subdivisions — takes it the rest of the way.

PE-Verified Report

$950 flat

  • The engineer personally verifies every data point in your screening report
  • Utilities & CCN, flood panel, jurisdiction, access — confirmed at the source
  • Wrong data corrected; what needs field work flagged
  • Report re-issued with a sealed verification statement

100% credits toward a Full Feasibility Study on the same parcel within 6 months — free in hindsight.

Your report shows what's verified and what's pending — this takes it to engineer-verified. Single Texas parcel; assemblies quoted.

Engineering firms typically charge $8,000–$25,000 for feasibility work. FEREST studies start lower for one honest reason: by the time the engineer opens the file, the screening has already pulled the county records, flood layers, soils, and utility data — you are not paying professional rates for desktop legwork.

Risk reversal: your $950 PE Verification credits 100% toward the study on the same parcel. Texas Deal Pass holders: the full $199 comes off a study ordered within 60 days. Active subscribers: your last 3 months of subscription fees credit toward a commissioned study (up to $897 on Pro, $2,697 on Firm).

The Screening Report is automated software output, not an engineering opinion. The PE-Verified Report is a data-verification service: the engineer verifies the screening's data points against authoritative sources and seals a verification statement covering that verification — it includes no site visit, no layout, no cost estimate, and no development opinion, and is not a feasibility study. The Full Feasibility Study is a separate professional engagement performed under its own proposal and engagement letter by Fernando L. Estevan, P.E., CFM, Texas Licensed Professional Engineer.
