The expensive surprises

They are on record before you buy.

  • You find the flood zone after you close.
  • The tract has no frontage on a public road.
  • Water and sewer are not where you assumed.
  • City limits, the ETJ, or county rules change the whole plan.

Every one of these shows up in public records before you sign. Most buyers never pull them. Now it takes 60 seconds.

What 60 seconds shows you

The checks a civil engineer runs first.

Access

Utilities on record

Jurisdiction

Deal killers and unknowns

Sorted, with who to call to confirm each one.

FEREST

Built by the engineer

Fernando L. Estevan, P.E., CFM

Texas Licensed Professional Engineer · Certified Floodplain Manager

He has developed 1,200+ acres across South Texas. Dirt to Deal runs the checks a civil engineer runs before a subdivision gets designed: flood, soils, access, utilities, and jurisdiction. You get them on any Texas tract, in 60 seconds, before you spend a dollar on the deal.

Questions

Straight answers.

Is this an engineering study?+

No. It is a screening of public records. It shows what the records say, flags the deal killers and the unknowns, and tells you who confirms each one. Sealed engineering is the PE-Verified Report ($950 flat) or a Full Feasibility Study ($2,500 plus $500 per acre).

Does it cover all of Texas?+

Yes, every county. Parcel, flood, and soil records cover the whole state. Some records, like city utility maps, exist only in some places. When a record is not available, the screening says so and tells you who to call.

Is this a subscription?+

No. One payment of $199 covers 30 days. Nothing renews and there is nothing to cancel. When the 30 days end, you can pick a monthly plan or keep using the free tier.

Are full reports included?+

Screening is unlimited. The full report on a tract (the written analysis, the PDF, the action plan, and the contact emails) is $49 per tract, so you only pay for the tracts that earn it. Reports you buy stay yours after the pass ends.

Can I try it before I buy?+

Yes. Your first screening is free, with no account and no card.

How does the $199 Feasibility Credit work?+

Order a Full Feasibility Study on any tract you screened within 60 days of buying the pass and the full $199 comes off. It is one tap from that tract’s results page. One credit per pass.

What does a Full Feasibility Study cost?+

$2,500 plus $500 per acre, priced on the tract’s acreage. A 10 acre tract is $7,500 and a 40 acre tract is $22,500, less your $199 credit. Tracts over 100 acres are scoped by proposal. The engineer confirms the scope with you in writing before work starts.

Can I get a refund?+

The pass is not refundable. That is why the full $199 credits toward a Full Feasibility Study when a tract needs one.

Does it work on my phone?+

Yes. It runs in your browser on any phone, tablet, or computer.

Know before
you spend.

30 days of unlimited Texas screening. $199, one payment. The full $199 credits toward a Full Feasibility Study.
